After intensive negotiations in autumn 2002, the land owners agreed to a sale. The land for soma was put up for sale by three neighbouring farmers. Markus Höftberger contributed the largest part, slightly smaller parts came from the Pramendorfer and Bauchinger families.

With the support of Mayor Kastner, the authorities were persuaded to agree to the rededication of the site. In a turbulent municipal council meeting in July 2004, it was finally decided to rededicate the site. The originally agricultural land was given the following dedication: spa clinic, seminar hotel, research and housing. Building plots for a total of 11 buildings were precisely defined on the 4.3 hectare site.
